Ipswich has a new planning scheme
Ipswich replaced its old planning scheme with Ipswich City Plan 2025, and version 2 took effect on 1 July 2026. Advice or plans drawn up under the old scheme may no longer be right, so every quote we write for Ipswich is checked against the current version.
The western suburbs are a few degrees hotter than the coast in summer. That is why we fit far more insulated roofs here: the panel blocks most of the heat that a single sheet passes straight through.
Rules worth knowing in Ipswich
- Carports in the front setback
- On a lot of 450 m² or more, an open carport may sit inside the road setback where there is nowhere else on the lot for it. A second carport in the front setback, or one wider than 7 m, needs council’s amenity and aesthetics approval.
- Building to the boundary
- A carport, shed or garage can go on the side or rear boundary up to 4.5 m high (3.5 m average), with no more than 9 m of total length along that boundary and 1.5 m clear of a neighbour’s habitable room window.
- Site cover: check with council
- Council’s building guidelines cap everything with an impervious roof at 50% of the lot, while City Plan 2025 sets 60% for a house and its structures in some areas. The two do not agree, so on a tight lot we confirm the figure with council and your certifier before we design.
- When a roofed deck needs approval
- Under council’s building guidelines a deck needs a building approval once it is roofed, so a covered deck is always certified work.
- New suburban estates
- In the new suburban precinct the front setback is 3 m, with 5.5 m to a garage door.
Sewer lines
Sewer and water mains in Ipswich belong to Urban Utilities. A design that meets their clearances is approved by the certifier; anything closer becomes a build-over referral with engineering. We find the sewer on the plan before the posts are set out.
Rules from the Ipswich City Plan 2025 (version 2), read October 2026. Every lot is different: overlays, easements and the zone can change what applies, and your certifier confirms it. We check all of this before we quote.
