Flyover patios & carports
Raised above your gutter for extra height, air flow and a modern look.
What is a flyover patio or carport?
A flyover roof is lifted above your existing roof line on brackets fixed through the roof or to the fascia, so it "flies over" the gutter. You get much more height, the hot air escapes between the two roofs, and the space feels open instead of boxed in.
Best for
- Low eaves where an attached roof would feel too low
- Caravans, boats and tall vehicles
- Keeping the room behind it bright
Good to know
- Because air moves between the house roof and the flyover, even a single skin flyover feels cooler than you expect.
- Flyovers usually need council approval because of the height — we handle it.

Single skin or insulated?
Single skin
- The lowest-cost option
- Spans up to about 5 m between beams
- Can be built as close as 450 mm to a boundary (with approval)
- Hotter and louder in rain than insulated
- No downlights or fans in the roof
Best for: Carports, flyovers with good air flow, and budget builds.
From underneath you see the ribbed roof sheets and the steel purlins that hold them. Lights and fans fix to the beams.

Insulated panel
- Keeps the heat out — noticeably cooler underneath
- Quiet in rain
- Finished white (or coloured) ceiling, no visible purlins
- Downlights and ceiling fans built in
- Longer spans, fewer beams
Best for: Patios and outdoor rooms you will sit under and use all year.
From underneath you see a flat, finished ceiling, usually Surfmist, with downlights and a fan set straight into it. Thicker panels span further and insulate better.

Do I need council approval?
Most builds over 10 m² need a building approval. We draw the plans, get the engineering and lodge the approval for you.
