Patios Brisbane
Patios for Brisbane homes, from character Queenslanders to modern brick, designed to pass council the first time.
Your patio in Brisbane, start to finish
Brisbane is the trickiest council in South East Queensland for patios. Large parts of the city sit under the character overlay, where a new roof at the front or side of a pre-1947 house needs a planning check before it can be built. Plenty of suburbs also carry flood overlays that set how high the slab and posts must sit.
We look at all of that before we quote, not after. If a patio can be built as accepted development, we design it that way. If it needs a planning approval, we tell you up front, draw it and lodge it.
- One team from quote to handover, no salespeople
- Genuine Colorbond and BlueScope steel, all engineered
- Plans, engineering and approval handled
What's different about building in Brisbane
Character and heritage overlays
A patio at the rear of a character house is usually fine. Anything visible from the street gets more scrutiny, so we match roof pitch and colour to the house.
Flood overlays
If your lot is mapped for flooding, footings and slab levels have to suit. We pull the flood report for your address before we design.
High-set Queenslanders
On a highset home we often build a deck-level patio with a raised roof so it ties into the verandah instead of sitting below it.
Which patio suits your home?
Attached
Fixed to the fascia or a wall of your home. The most common and the best value.
See attached patios →
Flyover
Raised above your gutter for extra height, air flow and a modern look.

Freestanding
Stands on its own posts, anywhere on your block.
See freestanding patios →
Gable & hip
A pitched roof that matches your house. Attached, flyover or freestanding.

Louvred
Opening blades: sun when you want it, shelter when you need it.

Tap one to see what you get.
Single skin
- The lowest-cost option
- Spans up to about 5 m between beams
- Can be built as close as 450 mm to a boundary (with approval)
- Hotter and louder in rain than insulated
- No downlights or fans in the roof
Best for: Carports, flyovers with good air flow, and budget builds.
From underneath you see the ribbed roof sheets and the steel purlins that hold them. Lights and fans fix to the beams.
Quote a single skin roof
Insulated panel
- Keeps the heat out — noticeably cooler underneath
- Quiet in rain
- Finished white (or coloured) ceiling, no visible purlins
- Downlights and ceiling fans built in
- Longer spans, fewer beams
Best for: Patios and outdoor rooms you will sit under and use all year.
From underneath you see a flat, finished ceiling, usually Surfmist, with downlights and a fan set straight into it. Thicker panels span further and insulate better.

Council rules for a patio in Brisbane
Brisbane is in the Brisbane City Council area, under the Brisbane City Plan 2014 (version 37.00/2026).
- Character areas
- Homes built before 1947 in the traditional building character overlay have extra rules: structures forward of the house are restricted and work is assessed against the character provisions. A patio at the back is usually fine; a carport in front of a character home usually needs approval.
- Privacy screens
- On small lots a privacy screen on a deck or patio is limited to 25% openings of no more than 50 mm each.

From quote to handover
On-site quote & design
We come out, measure up and design it with you — colours, post and beam spacing, all within the engineering.
Plans & council approval
We draw, engineer and lodge everything: site plan, engineering, Form 15 and the building approval.
Materials ordered
Once approved, the materials are ordered from Australian suppliers. This takes about 2–4 weeks.
The build
Materials never sit at your place longer than 14 working days. Weather can delay us; we keep you posted.
Patios Brisbane: common questions
Does my Brisbane character house stop me building a patio?
No. Most rear patios on character homes are allowed. A patio that can be seen from the street may need a planning approval first. We check your address on City Plan mapping before quoting.
What does a patio cost in Brisbane?
It depends on size, roof and style. Book a free on-site quote and we price it for your size. Brisbane jobs on overlays can add approval cost, which we show separately.
Can you build a patio on a highset house?
Yes. We build deck-level patios and roofs over existing verandahs, with engineering for the extra height.
