Patios Birkdale
New patios, replacement patios and carports for Birkdale homes, built to suit the bay air and Redland’s rules.
Your patio in Birkdale, start to finish
Birkdale is an established bayside suburb next to Capalaba and Wellington Point, with plenty of homes from the 1970s to the 1990s. Many already have an old patio or carport that is tired, low or rusting, and the job is to replace it with something cooler and better built.
Birkdale is in Redland City Council, which also runs the water and sewer. We look at the old structure, the house, the sewer and the setbacks at the measure-up, and quote the full job: removal of the old one if needed, the new design, the approval and the build.
- One team from quote to handover, no salespeople
- Genuine Colorbond and BlueScope steel, all engineered
- Plans, engineering and approval handled
What's different about building in Birkdale
Replacing an old patio
An old patio often sits on undersized footings or fixes to a fascia that cannot take a new roof. We check what can be reused and what has to go, and design the new one for your site’s wind rating.
Salt air near the bay
Closer to the water, salt settles in the sheltered parts of a patio. We choose the Colorbond grade and fixings for the distance from the bay, using BlueScope’s guidance.
Site cover and parking
Redland caps everything roofed in impervious material at 50% of the lot, and the lot has to keep room for two parked cars. A new carport or patio has to fit inside both.
Corner lots
On a Redland corner lot nothing over 2 m high can stand inside the 9 m × 9 m corner truncation, which matters for a carport near the corner.
Which patio suits your home?

Fixed to the fascia or a wall of your home. The most common and the best value.

Flyover
Raised above your gutter for extra height, air flow and a modern look.

A pitched roof that matches your house. Attached, flyover or freestanding.

Louvred
Opening blades: sun when you want it, shelter when you need it.

Tap one to see what you get.
Single skin
- The lowest-cost option
- Spans up to about 5 m between beams
- Can be built as close as 450 mm to a boundary (with approval)
- Hotter and louder in rain than insulated
- No downlights or fans in the roof
Best for: Carports, flyovers with good air flow, and budget builds.
From underneath you see the ribbed roof sheets and the steel purlins that hold them. Lights and fans fix to the beams.
Quote a single skin roof
Insulated panel
- Keeps the heat out — noticeably cooler underneath
- Quiet in rain
- Finished white (or coloured) ceiling, no visible purlins
- Downlights and ceiling fans built in
- Longer spans, fewer beams
Best for: Patios and outdoor rooms you will sit under and use all year.
From underneath you see a flat, finished ceiling, usually Surfmist, with downlights and a fan set straight into it. Thicker panels span further and insulate better.

Council rules for a patio in Birkdale
Birkdale is in the Redland City Council area, under the Redland City Plan 2018.
- Patios are accepted development
- Under Redland City Plan 2018 a patio, carport or deck is accepted development in the planning scheme, so most jobs need only a building approval from a private certifier, unless an overlay applies.
- Canal and revetment walls
- Where a lot backs onto a canal, revetment wall or artificial lake, buildings and structures stay 9 m back from it. This shapes most patios in Raby Bay and similar estates.
- Roofed area cap
- Everything with an impervious roof, patio included, can cover no more than 50% of the lot, and the lot keeps room for two parked cars.

Patios Birkdale: common questions
Can you replace my old patio in Birkdale?
Yes. We remove the old roof and frame where needed and build a new patio engineered for your site. Sometimes parts of the old slab can stay; we check at the measure-up.
Do I need council approval to replace a patio?
A new roofed patio needs a building approval, even where an old one stood, because it is new building work. We arrange it through a private certifier. Council only gets involved for a setback, site cover or sewer issue.
Can I build near the sewer in my Birkdale backyard?
Usually, with care. Redland asks for 1.5 m from the centre of a manhole and 1.2 m from small mains. Closer than that needs a referral to council, which we can lodge.
