Patios Carindale
Insulated patios, louvred roofs and carports for Carindale homes, designed to Brisbane City Plan.
Your patio in Carindale, start to finish
Carindale has bigger homes on good-sized blocks, many with pools and some on sloping ground. The patios we build here are usually finished outdoor rooms: an insulated roof with downlights and a fan, a louvred roof over a terrace, or a gable that matches the house.
Carindale is in Brisbane, under City Plan 2014. We check your lot for flood, bushfire and landslide mapping, the setbacks and the Urban Utilities and council pipes before we price the job, and we handle the approval.
- One team from quote to handover, no salespeople
- Genuine Colorbond and BlueScope steel, all engineered
- Plans, engineering and approval handled
What's different about building in Carindale
Sewer and stormwater
In Brisbane, sewer and water mains belong to Urban Utilities and stormwater belongs to council, so a build-over can involve two bodies. We locate both on the plan before setting out posts.
Creek and flood mapping
Lower parts of the suburb near the creek can sit in Brisbane’s flood overlay, which affects footings and slab levels. We check the flood mapping for your address.
Front carports
A carport closer than 6 m to the street needs a siting variation from council on most Brisbane lots. We design to avoid it where we can, and lodge it when we cannot.

Tap one to see what you get.
Single skin
- The lowest-cost option
- Spans up to about 5 m between beams
- Can be built as close as 450 mm to a boundary (with approval)
- Hotter and louder in rain than insulated
- No downlights or fans in the roof
Best for: Carports, flyovers with good air flow, and budget builds.
From underneath you see the ribbed roof sheets and the steel purlins that hold them. Lights and fans fix to the beams.
Quote a single skin roof
Insulated panel
- Keeps the heat out — noticeably cooler underneath
- Quiet in rain
- Finished white (or coloured) ceiling, no visible purlins
- Downlights and ceiling fans built in
- Longer spans, fewer beams
Best for: Patios and outdoor rooms you will sit under and use all year.
From underneath you see a flat, finished ceiling, usually Surfmist, with downlights and a fan set straight into it. Thicker panels span further and insulate better.

Council rules for a patio in Carindale
Carindale is in the Brisbane City Council area, under the Brisbane City Plan 2014 (version 37.00/2026).
- Character areas
- Homes built before 1947 in the traditional building character overlay have extra rules: structures forward of the house are restricted and work is assessed against the character provisions. A patio at the back is usually fine; a carport in front of a character home usually needs approval.
- Privacy screens
- On small lots a privacy screen on a deck or patio is limited to 25% openings of no more than 50 mm each.

Patios Carindale: common questions
Do I need council approval for a patio in Carindale?
Usually only a building approval from a private certifier, which we arrange. Council gets involved for a character or heritage overlay, a setback that is not met, or building over council stormwater.
Is a louvred roof a good choice in Carindale?
It suits a terrace or pool area where you want winter sun and summer shade from the same roof. If you mainly want cool shade and quiet in rain, an insulated roof does that for less.
Can you build near the pool?
Yes. We plan posts and screens so they do not make the pool fence climbable, and your certifier checks it.
