Patios Coomera
Patios, louvred roofs and carports for Coomera homes, from new estates to river and canal lots.
Your patio in Coomera, start to finish
Coomera has large new estates around the station and the town centre, and homes on the river and canals. Estate homes usually want a patio that extends a small alfresco. Waterfront homes want a roof that suits the view and stands up to salt air and wind off the water.
Coomera is in the City of Gold Coast. We check your lot for canal restrictions, council pipes and overlays, then design and approve the patio. It is a short run down the M1 from us.

What's different about building in Coomera
Canal and river lots
Canal-front lots on the Gold Coast carry building restrictions near the revetment wall. Footings for a waterfront patio need care, so we look at the wall and the easements first.
Coastal steel
Close to salt water we use coastal-grade steel and fixings so the frame and screws last. Further back from the water the standard range is fine.
Small estate lots
On lots under 800 m², detached outbuildings over 36 m² trigger an amenity assessment, but an attached patio is not counted. On a small lot, attached is usually the simpler route.
Which patio suits your home?
Attached
Fixed to the fascia or a wall of your home. The most common and the best value.

Flyover
Raised above your gutter for extra height, air flow and a modern look.

Freestanding
Stands on its own posts, anywhere on your block.
See freestanding patios →
Gable & hip
A pitched roof that matches your house. Attached, flyover or freestanding.

Louvred
Opening blades: sun when you want it, shelter when you need it.

Tap one to see what you get.
Single skin
- The lowest-cost option
- Spans up to about 5 m between beams
- Can be built as close as 450 mm to a boundary (with approval)
- Hotter and louder in rain than insulated
- No downlights or fans in the roof
Best for: Carports, flyovers with good air flow, and budget builds.
From underneath you see the ribbed roof sheets and the steel purlins that hold them. Lights and fans fix to the beams.
Quote a single skin roof
Insulated panel
- Keeps the heat out — noticeably cooler underneath
- Quiet in rain
- Finished white (or coloured) ceiling, no visible purlins
- Downlights and ceiling fans built in
- Longer spans, fewer beams
Best for: Patios and outdoor rooms you will sit under and use all year.
From underneath you see a flat, finished ceiling, usually Surfmist, with downlights and a fan set straight into it. Thicker panels span further and insulate better.

Council rules for a patio in Coomera
Coomera is in the City of Gold Coast area, under the Gold Coast City Plan (version 14).
- The outbuilding trigger
- On lots under 800 m², detached class 10 buildings (such as a freestanding carport or shed) totalling more than 36 m², or over 4.5 m high, trigger an amenity assessment. The allowance steps up with lot size, to 54 m² for 800 to 2,000 m² and on up. Attached patios and attached carports are not counted.
- Canal lots
- Lots on canals carry building restrictions near the revetment wall, so a patio there needs care with footings.

Patios Coomera: common questions
Can I build a patio on a canal lot in Coomera?
Usually, yes, with care near the revetment wall. Canal-front lots carry building restrictions there, so we check the wall, the easements and the council pipes before we design the footings.
Louvred roof or insulated patio in Coomera?
A louvred roof lets you open the blades for winter sun and suits a waterfront view. An insulated roof is cooler and quieter and costs less. We can show you both at the quote.
Do you build carports in Coomera?
Yes. A carport in the front setback needs a council referral on the Gold Coast, generally around 3 m to the fascia and 6 m wide, which we prepare.
