Patios Flagstone
Patios and carports in Flagstone, from new estate homes to the older acreage blocks, approval handled.
Your patio in Flagstone, start to finish
Flagstone mixes brand-new estate streets with older acreage blocks that were here long before the estates. On a new home the job is usually a patio that makes a small yard usable all year. On acreage it is usually a bigger patio with a view, or a carport for the caravan and the trailer.
Much of the newer Flagstone area sits inside a state Priority Development Area, where the estate’s approved plan of development and design guidelines can set the setbacks and finishes for your lot. We read your documents first, then check the council mapping and price the full job.

What's different about building in Flagstone
Estate documents first
Your contract of sale may include a plan of development, a building envelope and design guidelines. Those decide setbacks and colours on many new Flagstone lots. We design to them and prepare any estate sign-off drawings.
Acreage blocks
On acreage and rural residential land Logan keeps buildings 10 m from the road and 3 m from the side and rear, and caps site cover at 700 m² on some rural lots. That leaves plenty of room for a large freestanding patio or carport.
Hot afternoons
Flagstone is inland and gets hot. An insulated roof keeps the space underneath far cooler than a single sheet, and a flyover lets the heat escape.
Which patio suits your home?
Attached
Fixed to the fascia or a wall of your home. The most common and the best value.

Flyover
Raised above your gutter for extra height, air flow and a modern look.

Freestanding
Stands on its own posts, anywhere on your block.

Gable & hip
A pitched roof that matches your house. Attached, flyover or freestanding.

Louvred
Opening blades: sun when you want it, shelter when you need it.

Tap one to see what you get.
Single skin
- The lowest-cost option
- Spans up to about 5 m between beams
- Can be built as close as 450 mm to a boundary (with approval)
- Hotter and louder in rain than insulated
- No downlights or fans in the roof
Best for: Carports, flyovers with good air flow, and budget builds.
From underneath you see the ribbed roof sheets and the steel purlins that hold them. Lights and fans fix to the beams.
Quote a single skin roof
Insulated panel
- Keeps the heat out — noticeably cooler underneath
- Quiet in rain
- Finished white (or coloured) ceiling, no visible purlins
- Downlights and ceiling fans built in
- Longer spans, fewer beams
Best for: Patios and outdoor rooms you will sit under and use all year.
From underneath you see a flat, finished ceiling, usually Surfmist, with downlights and a fan set straight into it. Thicker panels span further and insulate better.

Council rules for a patio in Flagstone
Flagstone is in the Logan City Council area, under the Logan Planning Scheme 2015 (version 9.2).
- Site cover depends on the precinct
- Logan sets the maximum roofed area by precinct, not just lot size: 60% in small lot areas, 50% in the standard suburban precinct, 40% large suburban, 35% small acreage and 20% (or 700 m²) on acreage. A patio counts, so on a tight lot we check this first.

Patios Flagstone: common questions
Do Flagstone estate rules apply to my patio?
They can. If your lot has a plan of development or design guidelines, they can set setbacks, colours and materials. We check what applies and include any estate approval in the job.
Is Flagstone in Logan council?
Yes. Flagstone is in Logan City Council. Parts of it are also inside a Priority Development Area, where the estate’s approved plans add their own rules.
Can you build a caravan cover on a Flagstone acreage block?
Yes. We build flyover and freestanding covers tall enough for most caravans, engineered for your wind rating. Measure the van to the top of the air conditioner and we size it from there.
