Patios Mount Cotton
Patios, pool roofs and carports for Mount Cotton’s hillside and bushland blocks, designed to Redland City Plan.
Your patio in Mount Cotton, start to finish
Mount Cotton is semi-rural, hilly and green. Blocks range from estate homes on sloping streets to larger lots backing onto bushland. Patios here deal with the fall of the land, and carports are often bigger, with room for a boat or a trailer.
Mount Cotton is in Redland City Council, under Redland City Plan 2018, and council is also the water and sewer provider. We check your lot for bushfire, landslide and flood mapping, the setbacks for your zone and the sewer, then design and approve it. It is a short trip across from Logan.

What's different about building in Mount Cotton
Site cover
Redland caps everything roofed in impervious material at 50% of the lot, and the lot has to keep room for two parked cars. In some larger-lot residential precincts the limit is lower, so we confirm yours.
Setbacks on larger lots
Some of Redland’s larger-lot residential precincts set 5 m or 10 m to every boundary rather than the usual suburban figures. Which one applies depends on your precinct, so we check it before we place a freestanding patio or carport.
Sewer and stormwater
Redland assesses building near its pipes against the Queensland Development Code: 1.5 m from the centre of a manhole and 1.2 m from small mains. Closer than that is a referral to council, $825 in 2026-27.
Slopes and bushland
Redland maps bushfire, flood and landslide hazards. A steep or bushland lot can change the footings and the construction details, so we look at the mapping first.

Tap one to see what you get.
Single skin
- The lowest-cost option
- Spans up to about 5 m between beams
- Can be built as close as 450 mm to a boundary (with approval)
- Hotter and louder in rain than insulated
- No downlights or fans in the roof
Best for: Carports, flyovers with good air flow, and budget builds.
From underneath you see the ribbed roof sheets and the steel purlins that hold them. Lights and fans fix to the beams.
Quote a single skin roof
Insulated panel
- Keeps the heat out — noticeably cooler underneath
- Quiet in rain
- Finished white (or coloured) ceiling, no visible purlins
- Downlights and ceiling fans built in
- Longer spans, fewer beams
Best for: Patios and outdoor rooms you will sit under and use all year.
From underneath you see a flat, finished ceiling, usually Surfmist, with downlights and a fan set straight into it. Thicker panels span further and insulate better.

Council rules for a patio in Mount Cotton
Mount Cotton is in the Redland City Council area, under the Redland City Plan 2018.
- Patios are accepted development
- Under Redland City Plan 2018 a patio, carport or deck is accepted development in the planning scheme, so most jobs need only a building approval from a private certifier, unless an overlay applies.
- Canal and revetment walls
- Where a lot backs onto a canal, revetment wall or artificial lake, buildings and structures stay 9 m back from it. This shapes most patios in Raby Bay and similar estates.
- Roofed area cap
- Everything with an impervious roof, patio included, can cover no more than 50% of the lot, and the lot keeps room for two parked cars.

Patios Mount Cotton: common questions
Is Mount Cotton in Redland or Logan council?
Mount Cotton is in Redland City Council. Some nearby land across the boundary is in Logan, and the rules differ, so we check which council your lot is in.
Can you build a patio on a sloping block in Mount Cotton?
Yes. We set post heights and footings to the fall of the land, and if the lot is mapped for landslide risk we arrange the engineering it needs.
Can a carport go close to the side boundary?
In Redland a garage, carport or shed can sit closer to a side or rear boundary if everything in that setback runs to no more than 9 m along one boundary, stays under 4.5 m high (3.5 m average) and keeps 1.5 m from a neighbour’s habitable room window.
