Patios Ormeau
Patios and carports in Ormeau and Ormeau Hills, from estate homes to hillside blocks, approval handled.
Your patio in Ormeau, start to finish
Ormeau runs from newer estate streets near the M1 to larger and hillier blocks towards Ormeau Hills. On the estates it is usually a patio to make a small yard work; on the larger blocks it can be a big entertaining roof by the pool or a carport for the boat.
Ormeau is in the City of Gold Coast. We check your lot for overlays, setbacks and council pipes, design the patio with you and handle the approval. It is a short drive down the M1 from our base in Chambers Flat.

What's different about building in Ormeau
Hillside blocks
Sloping blocks change the posts and footings, and some carry landslide or bushfire mapping. We check the City’s overlay maps before we quote.
Detached roofs on larger lots
The outbuilding allowance steps up with lot size: 36 m² of detached outbuildings under 800 m², 54 m² from 800 to 2,000 m², and more on bigger lots. An attached patio does not count towards it.
Privacy on raised decks
Where a raised deck or terrace looks into a neighbour’s yard, the Gold Coast asks for a privacy screen of at least 50% transparency.

Attached
Fixed to the fascia or a wall of your home. The most common and the best value.

Tap one to see what you get.
Single skin
- The lowest-cost option
- Spans up to about 5 m between beams
- Can be built as close as 450 mm to a boundary (with approval)
- Hotter and louder in rain than insulated
- No downlights or fans in the roof
Best for: Carports, flyovers with good air flow, and budget builds.
From underneath you see the ribbed roof sheets and the steel purlins that hold them. Lights and fans fix to the beams.
Quote a single skin roof
Insulated panel
- Keeps the heat out — noticeably cooler underneath
- Quiet in rain
- Finished white (or coloured) ceiling, no visible purlins
- Downlights and ceiling fans built in
- Longer spans, fewer beams
Best for: Patios and outdoor rooms you will sit under and use all year.
From underneath you see a flat, finished ceiling, usually Surfmist, with downlights and a fan set straight into it. Thicker panels span further and insulate better.

Council rules for a patio in Ormeau
Ormeau is in the City of Gold Coast area, under the Gold Coast City Plan (version 14).
- The outbuilding trigger
- On lots under 800 m², detached class 10 buildings (such as a freestanding carport or shed) totalling more than 36 m², or over 4.5 m high, trigger an amenity assessment. The allowance steps up with lot size, to 54 m² for 800 to 2,000 m² and on up. Attached patios and attached carports are not counted.
- Canal lots
- Lots on canals carry building restrictions near the revetment wall, so a patio there needs care with footings.

Patios Ormeau: common questions
Do you build in Ormeau Hills?
Yes, across Ormeau and Ormeau Hills, and the nearby northern Gold Coast suburbs.
Does a freestanding patio count as an outbuilding on the Gold Coast?
Yes, a detached roof counts towards the outbuilding allowance for your lot size, starting at 36 m² on lots under 800 m². Past that, or over 4.5 m high, it needs an amenity assessment by council, which we can lodge.
What roof suits an Ormeau patio?
For a patio you will use every day, insulated: cooler, quieter in rain and ready for lights and a fan. Single skin is fine for a carport or a shaded side area.
