Patios Upper Coomera
Patio upgrades, flyovers and carports for Upper Coomera family homes, designed to the Gold Coast City Plan.
Your patio in Upper Coomera, start to finish
Upper Coomera is made up of established family estates, many of them 15 to 25 years old, on rolling and sometimes steep ground. The homes are past the new-build stage, and owners are now replacing a small or tired patio with a bigger insulated one, or adding a flyover to a two-storey home.
Upper Coomera is in the City of Gold Coast, which has its own rules for front carports, detached roofs and sewer clearances. We check your lot and the overlay mapping, design with you and handle the approval. It is a short run down the M1 from our base.
- One team from quote to handover, no salespeople
- Genuine Colorbond and BlueScope steel, all engineered
- Plans, engineering and approval handled
What's different about building in Upper Coomera
Attached is the easier route
On the Gold Coast, detached outbuildings on lots under 800 m² trigger an amenity assessment once they total more than 36 m², or 54 m² on lots from 800 to 2,000 m². An attached patio does not count towards that.
Sewer clearances
The City wants footings at least 1 m from a small sewer main, and any footing within 1.5 m of the pipe must be a bored or screw pier. In an established yard the sewer often decides the post positions.
Sloping blocks
Many streets here are on a slope, and some lots carry landslide or bushfire mapping. We check the City’s overlay maps before we design the footings.

Tap one to see what you get.
Single skin
- The lowest-cost option
- Spans up to about 5 m between beams
- Can be built as close as 450 mm to a boundary (with approval)
- Hotter and louder in rain than insulated
- No downlights or fans in the roof
Best for: Carports, flyovers with good air flow, and budget builds.
From underneath you see the ribbed roof sheets and the steel purlins that hold them. Lights and fans fix to the beams.
Quote a single skin roof
Insulated panel
- Keeps the heat out — noticeably cooler underneath
- Quiet in rain
- Finished white (or coloured) ceiling, no visible purlins
- Downlights and ceiling fans built in
- Longer spans, fewer beams
Best for: Patios and outdoor rooms you will sit under and use all year.
From underneath you see a flat, finished ceiling, usually Surfmist, with downlights and a fan set straight into it. Thicker panels span further and insulate better.

Council rules for a patio in Upper Coomera
Upper Coomera is in the City of Gold Coast area, under the Gold Coast City Plan (version 14).
- The outbuilding trigger
- On lots under 800 m², detached class 10 buildings (such as a freestanding carport or shed) totalling more than 36 m², or over 4.5 m high, trigger an amenity assessment. The allowance steps up with lot size, to 54 m² for 800 to 2,000 m² and on up. Attached patios and attached carports are not counted.
- Canal lots
- Lots on canals carry building restrictions near the revetment wall, so a patio there needs care with footings.

Patios Upper Coomera: common questions
Can you replace the old patio on my Upper Coomera home?
Yes. Replacing a small or tired patio with a bigger insulated one is a common job. We check the old footings and the house fixing, and design the new roof for your site’s wind rating.
Can I put a carport in front of my garage?
Possibly, but a front setback carport is not as of right on the Gold Coast. The City assesses each one, generally up to about 3 m to the fascia (3.5 m to a gable ridge) and 6 m wide, and we prepare the referral.
Do I need a privacy screen on a raised deck?
If the deck or terrace has a direct view into a neighbour’s private open space, the Gold Coast asks for a privacy screen of at least 50% transparency. We design it in.
