Our home patch
Most of our jobs are within half an hour of Logan Central, so a measure-up is easy to fit in and we know the streets. Logan has a bit of everything: 1980s brick lowsets in Slacks Creek and Woodridge, newer estates in Yarrabilba, Park Ridge and Logan Reserve, and acreage out through Jimboomba, Greenbank and Munruben.
Each of those needs a different kind of build. A lowset usually wants a flyover or a raised attachment to get head height; a new estate home on a small lot is usually about fitting the patio inside the site cover; an acreage block is usually about a big freestanding carport or a skillion over the caravan.
Logan council rules that change the design
- Carports at the front boundary
- Under the Logan Planning Scheme a carport up to 6 m × 6 m and 3.5 m high can be built right up to the front boundary without a referral application, as long as it stays fully open apart from where it attaches at the back. That is the classic double carport in front of a garage, and it is why we so often quote 6 × 6 in Logan.
- Site cover depends on the precinct
- Logan sets the maximum roofed area by precinct, not just lot size: 60% in small lot areas, 50% in the standard suburban precinct, 40% large suburban, 35% small acreage and 20% (or 700 m²) on acreage. A patio counts, so on a tight lot we check this first.
- Acreage setbacks
- On acreage, rural residential and emerging community land the road clearance is 10 m and side and rear 3 m, so big sheds and carports sit back from the road.
- Flood and steep land
- In a mapped flood area a carport roof sits above the defined flood level unless an engineer certifies it. On slopes of 12% or more a geotechnical report is needed. Both are in the overlay maps we check before quoting.
- One driveway on narrow lots
- A lot with less than 30 m of frontage gets one driveway crossover, which matters if a second carport needs its own access.
Sewer lines
Logan Water is council-run, and building over or near a sewer is assessed against the Queensland Development Code (MP1.4): about 1.2 m from small mains and 1.5 m from a manhole. If a post lands closer, a build-over application goes to council. We locate the sewer on the plan before we set out posts.
Rules from the Logan Planning Scheme 2015 (version 9.2), read October 2026. Every lot is different: overlays, easements and the zone can change what applies, and your certifier confirms it. We check all of this before we quote.
