Patios Logan Reserve
Patios and carports for new Logan Reserve homes and the acreage blocks around them, from the team next door in Chambers Flat.
Your patio in Logan Reserve, start to finish
Logan Reserve has changed fast. Whole streets of new homes have gone in along the Logan Reserve Road corridor, most of them handed over with a small alfresco and a bare backyard. Around them are older acreage blocks with sheds, horses and room for the caravan. We build for both.
Logan Reserve borders Chambers Flat, where we are based, so a measure-up here is a short drive and easy to fit in. We check your lot on the Logan mapping before we price it, and the quote covers design, engineering, approval and the build in genuine Colorbond and BlueScope steel.
- One team from quote to handover, no salespeople
- Genuine Colorbond and BlueScope steel, all engineered
- Plans, engineering and approval handled
What's different about building in Logan Reserve
New homes, small yards
On a new estate lot the limit is usually site cover. Logan sets it by precinct: 60% in small lot areas and 50% on a standard suburban lot. The house, garage, alfresco and the new patio all count, so we add up what is already roofed first.
One crossover on narrow frontages
Under Logan’s rules a lot with less than 30 m of street frontage gets one driveway crossover. If you want a carport for a second car or a trailer, it usually has to share the existing driveway.
Carports at the front
Logan lets an open carport up to 6 × 6 m and 3.5 m high sit right on the front boundary without a council referral, as long as it stays open except where it attaches at the back.
Acreage blocks
On acreage and rural residential land, Logan keeps buildings 10 m from the road and 3 m from the side and rear boundaries, which leaves room for a large freestanding patio or a caravan cover.

Tap one to see what you get.
Single skin
- The lowest-cost option
- Spans up to about 5 m between beams
- Can be built as close as 450 mm to a boundary (with approval)
- Hotter and louder in rain than insulated
- No downlights or fans in the roof
Best for: Carports, flyovers with good air flow, and budget builds.
From underneath you see the ribbed roof sheets and the steel purlins that hold them. Lights and fans fix to the beams.
Quote a single skin roof
Insulated panel
- Keeps the heat out — noticeably cooler underneath
- Quiet in rain
- Finished white (or coloured) ceiling, no visible purlins
- Downlights and ceiling fans built in
- Longer spans, fewer beams
Best for: Patios and outdoor rooms you will sit under and use all year.
From underneath you see a flat, finished ceiling, usually Surfmist, with downlights and a fan set straight into it. Thicker panels span further and insulate better.

Council rules for a patio in Logan Reserve
Logan Reserve is in the Logan City Council area, under the Logan Planning Scheme 2015 (version 9.2).
- Site cover depends on the precinct
- Logan sets the maximum roofed area by precinct, not just lot size: 60% in small lot areas, 50% in the standard suburban precinct, 40% large suburban, 35% small acreage and 20% (or 700 m²) on acreage. A patio counts, so on a tight lot we check this first.

Patios Logan Reserve: common questions
How close are you to Logan Reserve?
Very close. We are based in Chambers Flat, right next door, so site visits and follow-up visits are easy to arrange.
Can I extend the alfresco on my new Logan Reserve home?
Yes. We extend off the alfresco beam or fly over it, and match the Colorbond colour to the house roof. First we check how much site cover your lot has left, because the house already uses most of it on a small lot.
Do I need council approval for a patio in Logan Reserve?
A roofed patio needs a building approval from a private certifier, which we arrange. Council only gets involved if the design misses a setback or the site cover limit, sits near a sewer, or the lot is in a flood, bushfire or landslide overlay.
