Patios Logan
Patios designed, council-approved and built across Logan by the people who quote them.
Your patio in Logan, start to finish
Logan covers everything from the brick lowsets of Kingston and Woodridge to the newer estates at Yarrabilba and the acreage around Park Ridge. That spread is why there is no single "Logan patio". On a lowset with a low-pitched roof we usually build a flyover to get head height and air flow. On a newer two-storey we often attach under the eave or go freestanding.
We come out, measure up and check your lot on the council mapping before we price it. You get one price that covers design, engineering, approval and the build, in genuine Colorbond and BlueScope steel.
- One team from quote to handover, no salespeople
- Genuine Colorbond and BlueScope steel, all engineered
- Plans, engineering and approval handled
What's different about building in Logan
Low roofs, hot backyards
Many Logan homes have a low fascia. A flyover lifts the roof above the gutter so the patio does not feel like a ceiling sitting on your head, and hot air escapes.
Setbacks on smaller lots
Newer Logan estates have tight side boundaries. We plan the posts and the gutter line so the patio stays clear of the 1.5 m side setback, or we handle the approval if it cannot.
Sewer in the backyard
Logan backyards often have a sewer line and a manhole right where the patio wants to go. We check the Logan Water plans and keep footings the right distance away.

Tap one to see what you get.
Single skin
- The lowest-cost option
- Spans up to about 5 m between beams
- Can be built as close as 450 mm to a boundary (with approval)
- Hotter and louder in rain than insulated
- No downlights or fans in the roof
Best for: Carports, flyovers with good air flow, and budget builds.
From underneath you see the ribbed roof sheets and the steel purlins that hold them. Lights and fans fix to the beams.
Quote a single skin roof
Insulated panel
- Keeps the heat out — noticeably cooler underneath
- Quiet in rain
- Finished white (or coloured) ceiling, no visible purlins
- Downlights and ceiling fans built in
- Longer spans, fewer beams
Best for: Patios and outdoor rooms you will sit under and use all year.
From underneath you see a flat, finished ceiling, usually Surfmist, with downlights and a fan set straight into it. Thicker panels span further and insulate better.

Council rules for a patio in Logan
Logan is in the Logan City Council area, under the Logan Planning Scheme 2015 (version 9.2).
- Site cover depends on the precinct
- Logan sets the maximum roofed area by precinct, not just lot size: 60% in small lot areas, 50% in the standard suburban precinct, 40% large suburban, 35% small acreage and 20% (or 700 m²) on acreage. A patio counts, so on a tight lot we check this first.

Patios Logan: common questions
Do I need council approval for a patio in Logan?
Most roofed patios need a building approval through a private certifier. Small, low patios that meet the accepted-development rules may not, but anything near a boundary, over a sewer or on an overlay will. We check your lot and handle the approval as part of the job.
How long does a patio take in Logan?
Approval usually takes two to four weeks once plans are drawn. The build itself is normally two to five days on site for a standard attached or flyover patio.
Single skin or insulated for a Logan patio?
If the patio faces west or north, or you want lights and fans, insulated is worth it: it is cooler and quieter in summer storms. Single skin suits carports and patios that are mostly shaded.
