Patios Yarrabilba
Patios and carports for new Yarrabilba homes, designed around small lots, estate guidelines and the afternoon sun.
Your patio in Yarrabilba, start to finish
Most Yarrabilba homes are new, on compact lots, with a small alfresco under the main roof. The usual job is a patio that extends that alfresco, or a new insulated roof over the slab so the backyard is usable in summer.
Yarrabilba is a master-planned community, and much of it sits inside a state Priority Development Area. That means your lot’s approved plan of development and the estate’s design guidelines can set setbacks, colours and materials, alongside the building approval. We read those before we design, so the patio goes through once.
- One team from quote to handover, no salespeople
- Genuine Colorbond and BlueScope steel, all engineered
- Plans, engineering and approval handled
What's different about building in Yarrabilba
Plan of development and guidelines
Check your contract of sale for the plan of development, building envelope and estate design guidelines. They can set side setbacks and colours that differ from the usual Logan rules. Send them to us and we design to them.
Small lots, tight sides
Yards are small and side boundaries are close. We place posts and gutters to keep the setbacks, and fit the patio within what is left of the site cover.
Bushland edges
Lots near the forest edge can carry a bushfire rating, which changes the construction details. We check the bushfire mapping for your lot first.

Tap one to see what you get.
Single skin
- The lowest-cost option
- Spans up to about 5 m between beams
- Can be built as close as 450 mm to a boundary (with approval)
- Hotter and louder in rain than insulated
- No downlights or fans in the roof
Best for: Carports, flyovers with good air flow, and budget builds.
From underneath you see the ribbed roof sheets and the steel purlins that hold them. Lights and fans fix to the beams.
Quote a single skin roof
Insulated panel
- Keeps the heat out — noticeably cooler underneath
- Quiet in rain
- Finished white (or coloured) ceiling, no visible purlins
- Downlights and ceiling fans built in
- Longer spans, fewer beams
Best for: Patios and outdoor rooms you will sit under and use all year.
From underneath you see a flat, finished ceiling, usually Surfmist, with downlights and a fan set straight into it. Thicker panels span further and insulate better.

Council rules for a patio in Yarrabilba
Yarrabilba is in the Logan City Council area, under the Logan Planning Scheme 2015 (version 9.2).
- Site cover depends on the precinct
- Logan sets the maximum roofed area by precinct, not just lot size: 60% in small lot areas, 50% in the standard suburban precinct, 40% large suburban, 35% small acreage and 20% (or 700 m²) on acreage. A patio counts, so on a tight lot we check this first.

The build

Patios Yarrabilba: common questions
Do I need estate approval for a patio in Yarrabilba?
Possibly. If your lot is still covered by the estate design guidelines, colours and materials may need sign-off, and the plan of development can set its own setbacks. We check your documents and prepare the drawings for any estate approval as well as the building approval.
Can I extend my alfresco in Yarrabilba?
Yes, it is one of our most common jobs. We extend off the alfresco beam or fly over it, and match the Colorbond colour to the house roof.
How long until I can build after settlement?
You can start planning straight away. Allow time for any estate approval, then the building approval, then a build of a few days on site. Getting your documents to us early saves time.
