Gold Coast carport and shed rules: front setbacks, the 36 m² trigger and canal lots

The Gold Coast has some of the more particular rules for carports and sheds in South East Queensland, and City Plan version 14 started on 29 September 2026. Here is what matters for a typical home in Ormeau, Coomera or Helensvale.

Carports in the front yard

A carport in the front setback is not as of right on the Gold Coast. Council assesses each one through a referral, generally allowing about 3 m to the fascia (3.5 m to a gable ridge) and 6 m wide. Plan for the extra step and the time it takes.

The outbuilding trigger

Detached class 10 buildings, such as a freestanding carport or a shed, trigger an amenity assessment once their combined floor area passes a limit set by lot size, or they go over 4.5 m high:

  • Under 800 m²: 36 m²
  • 800 to 2,000 m²: 54 m²
  • 2,000 to 4,000 m²: 72 m²
  • 4,000 to 8,000 m²: 108 m²
  • 8,000 m² to 4 ha: 150 m²

Attached is often simpler

An attached carport or patio is not a detached outbuilding, so it does not count towards that trigger. On a small estate lot that can be the easier route.

Canal lots and privacy

Canal-front lots carry restrictions near the revetment wall, which affects footings for a waterfront patio. And where an upper deck or terrace looks into the neighbour’s yard, it needs a privacy screen of at least 50% transparency.
