How much does a patio cost in Brisbane? What really changes the price

“How much is a patio?” is the first question almost everyone asks us. The honest answer is that two patios of the same size can be priced quite differently. These are the things that make the difference, and we price them all at a free on-site quote.

1. Size

The area under the roof is the biggest factor. Width (along the house) and projection (how far it comes out) set how much roof, how many beams and how many posts you need. Very small jobs still carry the same set-up, approval and travel costs, so the price per square metre is higher on a small patio than a large one.

2. Single skin or insulated

Single skin Colorbond is the budget option. Insulated panels cost more but give you a cooler, quieter patio with a finished ceiling for downlights and fans. For a patio you sit under, most Brisbane homeowners choose insulated.

3. The style

  • Attached — fixed to the fascia or wall: usually the best value
  • Flyover — raised above the gutter: more height and air flow, more brackets and engineering
  • Freestanding — on its own posts: extra posts and footings
  • Gable — a pitched roof: more framing, a high open ceiling

4. Height

Taller posts, higher flyover brackets and two-storey fixings all add materials and labour. Height can also decide whether you need approval.

5. Your site

Access for materials, sloping ground, an existing slab or new footings, and what the roof fixes to all change the job. That is why we always confirm the price after measuring on site.

6. Approvals

Most patios over 10 m² need a building approval. We prepare the plans, engineering and Form 15 and lodge it — council or certifier fees depend on your council.

7. Extras

  • Downlights, ceiling fans and power points (by a licensed electrician)
  • Privacy screens or side walls
  • Gutters and downpipes to a tank or stormwater
  • Removing an old patio first
